Pursuant to settling the Estate of Bruno Zumbuhl, the
undersigned Auction Company has been authorized to sell
the real estate belonging to Swiss American Development,
as follows:
DESCRIPTION: The real estate consists
of a 19,435 square foot corner lot located at 1801 N.
Kentucky Avenue. The subject property is improved with
an industrial building (YOC 1961) containing
approximately 5,200 square feet of warehouse space, is
climate controlled with 4 HVAC units, (4) overhead
dock-high doors with industrial canopy, and ramp. The
subject property also contains an office area of
approximately 2,000 square feet with waiting room, (3)
offices, conference room, and break room. The real
estate has a 128.2’ road frontage on North Kentucky
Avenue, a 151.6’ frontage on Maxell Road, and also (2)
curb cut access entry points. The property is zoned M-1.
PROCEDURE: The real estate will be
offered in the entirety. There will be open bidding on
said property during the auction as determined by the
Auctioneer. Conduct of the auction and increments of
bidding are at the direction and discretion of the
Auctioneer. All decisions of the Auctioneer are final.
DOWN PAYMENT: A 10% down payment on the
day of the auction with the balance due at closing. The
down payment may be in the form of cash, cashier’s
check, personal check or corporate check. Your bidding
is not conditional upon financing, so be sure you have
arranged financing, if needed, and are capable of paying
cash at closing.
ACCEPTANCE OF BID PRICES: All
successful bidders will be required to enter into
Purchase Agreements at the auction site immediately
following the close of the auction. All final bid prices
are subject to the seller’s acceptance or rejection.
BUYER’S PREMIUM: A 10% buyer’s premium
will be added to the high bid(s) to determine the
contract sale price.
BROKER PARTICIPATION: Broker
Participation is available for this auction. Please call
the Auction Company for Broker Registration form and
guidelines.
DEED: Seller shall provide a Personal
Representative’s Deed conveying title to the property.
CLOSING: The balance of the purchase
price is due at closing, which will take place within 30
days of the presentation of insurable title.
POSSESSION: Possession will be given to
purchaser at closing.
REAL ESTATE TAXES: The real estate
taxes will be the responsibility of the Buyer beginning
with the taxes due and payable in November 2008 and
thereafter.
PHASE I ENVIRONMENTAL STUDY: Seller
shall provide a Phase I Environmental Study to Buyer(s).
