Pursuant to a Court Order the undersigned Auction
Company has been authorized to sell the real estate
belonging to the Estate of Ronald W. Rundio, and located
at 3122 Logan Drive, Newburgh, Indiana.
REAL ESTATE: The real estate
consists of a 92’ x 125’ corner lot improved with a 1
½-story residence built in 1991. The home consists of
approx. 2790 square feet and includes a master suite on
the main level with bedroom, large bathroom, custom
built-in storage cabinets, and walk-in closet; 2-3
bedrooms and 1 full bathroom upstairs, formal living
room, family room, and kitchen with dining area. There
is also a partial basement and crawl space. Other
improvements include a 20’ x 20’ attached garage, as
well as a utility shed. The home is connected to the
garage by an enclosed breezeway. The home features a
central heating and air conditioning system. The home is
serviced by Ohio Township water and Vectren electric and
gas.
PROCEDURE: The property will be offered
in (1) tract. There will be open bidding during the
auction as determined by the Auctioneer. Bids on the
total property may compete. Conduct of the auction and
increments of bidding are at the direction and
discretion of the Auctioneer. All decisions of the
Auctioneer are final.
DOWN PAYMENT: Successful bidder will
make a 10% down payment on the day of the auction with
the balance due at closing. The down payment may be in
the form of cash, cashier’s check, personal check or
corporate check. Bidding is not conditional upon
financing, so be sure you have arranged financing, if
needed, and are capable of paying cash at closing.
ACCEPTANCE OF BID PRICES: Successful
bidder will be required to enter into a Purchase
Agreement at the auction site immediately following the
close of the auction. All final bid prices are subject
to the approval of the Court Order.
DEED: Seller shall provide a Personal
Representative’s Deed conveying title to the property.
CLOSING: The balance of the purchase
price is due at closing, which will take place within 30
days of the presentation of insurable title.
POSSESSION: Possession will be at
closing
REAL ESTATE TAXES: The real estate
taxes will be the responsibility of the Buyer beginning
with the taxes due and payable in November 2008 and
thereafter.
BUYER’S PREMIUM: A 10% buyer’s premium
will be added to the high bid to determine the contract
sale price.

REAL ESTATE SHOWING: Representatives
will be at the property on Sunday, April 27 from 4:00 to
5:00 PM and Tuesday, May 13 from 5:00 to 6:00 PM to
answer questions and show the property.
DIRECTIONS: From the intersection of
the Lloyd Expressway and Bell Road, turn North on Bell
Road and proceed approx. 1 mile then turn East on
Spencer Drive the immediately North on Logan Drive.
